Dehradun: Purchasing land and flats in Uttarakhand has become more expensive starting Monday, October 6th. The Uttarakhand government has implemented new circle rates for land. This has been a long process. Finally, the government has issued final approval and issued directives to implement the new rates for various areas. Circle rates in Dehradun have been increased by 9 to 22 percent.

After two years, the circle rates for land in the state have been revised once again. Previously, the circle rates were increased in 2023. Now, the circle rates have been increased once again. Homework was done at the district level, and a proposal was subsequently sent to the government. The government has been reviewing the district-level proposals for a considerable period.

The government, after conducting its own research on the circle rate proposals, instructed the District Magistrate to implement them. Following this, orders were issued to implement the new circle rates from October 5th. The largest circle rate increase in the state has been in various areas of Dehradun. Due to the continuous increase in construction and land sales in the state, the need for a revision in the circle rate was felt, and the government has been working on this for the past six months.

The circle rate in Dehradun has been increased by approximately 9 to 22%. A similar significant increase in the circle rate was also implemented in Dehradun two years ago. This increase will now require people selling land in the Kharif region to pay more revenue to the government.

In addition, people will also have to pay more for purchasing multi-story buildings or shops for commercial purposes. Furthermore, the state government will receive increased revenue after the circle rate increase. As before, the circle rates have also been revised based on the distance from major roads. Circle rates have been set for areas up to 50 meters, up to 50 meters, up to 350 meters, and beyond 350 meters on major roads.

In Dehradun’s Rajpur Road area, the circle rate has been increased by 9 percent for land within 50 meters of the main road. Similarly, the circle rate has been increased by 20 percent for land up to 350 meters. In 2023, the circle rate for land within 50 meters from the Rajpur Road Clock Tower was ₹62,000. This has now been reduced to ₹68,000. Similarly, the circle rate for land up to 350 meters was ₹50,000, which has now been increased by 10 percent to ₹55,000.

The highest circle rate increase in Dehradun has been on Thano Road, with a 22 percent increase. The circle rate for flats has been increased from ₹76,000 to ₹82,000 per square meter. The circle rate for commercial buildings has been increased from ₹1.65 lakh to ₹1.75 lakh per square meter. Similarly, the circle rate for residential land in Vikas Nagar has been increased by 10%. In Rishikesh, the maximum circle rate has been increased by 20% in various areas.
