Dehradun: The government has made a provision in the new housing policy that whatever houses are allotted, they cannot be sold for five years. Also, if the housewarming is not done within three months of getting the keys of the house, then that house will be allotted to other persons.
In the new housing policy, rules have also been made strict regarding housing allotment to the economically weaker income group. Some restrictions have been imposed in this. As far as possible, the house will be allotted in the name of the female member of the family.
If the beneficiary does not enter the house within three months from getting the possession of the allotted house, the allotment of the beneficiary will be cancelled and given to the beneficiary on the waiting list. The beneficiary will not be able to sell this house to anyone else for five years from the date of the sale contract. On doing so, the allotment will be cancelled and the house will be allotted to the beneficiary on the waiting list by taking out the actual value of that house at that time and the depreciation formula of PWD and circle rate.
Auction will be held if bank loan is not paid
The developer will have to provide a smooth loan to the beneficiary to deposit his share of the money. If the beneficiary is unable to deposit the bank loan, then it can be auctioned in coordination with the concerned developer or authority. Housing will be provided only to the eligible person in the auction. After settling all the liabilities from the money received from the auction, if money remains, it will be given to the former beneficiary. Every beneficiary will be a member of the Resident Welfare Association of the housing scheme.
